General description of Tract 1: According to the survey, this property contains 78.80 gross acres. According to the survey this property contains approx. 77.81 tillable acres which includes a small grass waterway, with the remainder in road/ditch. This farm has a corn base and soybean base combined with the adjoining farmland with a PLC yield of 171bu. on corn and a PLC yield of 57bu. on soybeans. Method of sale: All tracts will be sold with the final bid price x the gross surveyed acres. The farm will be offered in the choice method with the first successful bidder given the choice of either tract. Tracts will not be combined in any way. Auction will be held at the site of the farmland.

 


Taxes: The current Real Estate Taxes according to the Lyon County Treasurer are approx. $2,730.00 per year on Tract 1 and approx.$2,544.00 per year on Tract 2.

 


Possession: Possession of both tracts will be on March 1, 2021.

 


Terms: Purchaser(s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit, and also agree to enter into a purchase agree-ment with the remaining balance due and payable on closing day on or before December 23, 2020 when the buyer shall receive a clear and merchantable title to the property.
